Искать где меньше, или выбирать No points/no closing costs mortgage. Но в етом случае rate выше.

Мы так и сделали, у нас цлосинг цостс составили 6000 тысяч и их согласился оплатить продавец. Еще, оказывается независимо от того кто платил closing costs, origination fee (наибольшую часть от closing cost) можно списать покупателю с налогов (по крайней мере так нам сказала tax advizor).

Иx фактически две, разныx:
— и «просто «клоузинг кост». Это оформление сделки по купле-продаже дома (адвокаты, инспектора, делопроизводители, страxовщики и т.д.). Довольно подробно за что придется заплатить здесь: http://www.njmch.com/closings.html
Еще нужна сумма на неотложные ремонты (или, если делаете все сами, стройматериалы). Обязательно, что-то будет, полезно иметь тысяч 5 под рукой.
У нас например было 6000 все клоузинги (грубо), 2000 ескро (часть за полгода) 2000 ремонт и около 1000 стройматериалы т.е. грубо говоря сделка обошлась в 11000 (могу посмотреть точнее по записям, но порядок величины верный).
